Rental Management Services Provided:

Management

Complete worry-free management of all investment properties, specializing in single-family dwellings, apartment buildings, strata complexes, and commercial properties.

Tenants

We undertake to find the most suitable tenants for the available rental property in the shortest possible time. As a member of Landlord BC and Equifax Canada, we have access to credit information in screening all prospective clients.

  1. All tenants are screened as follows
  2. Credit checks are done through Landlord BC or Equifax Canada (or both)
  3. Verification of Employment
  4. Reference checks and previous and present landlords
  5. Personal reference checks
  6. Other Business Affiliated Agencies

Advertising

The owner is responsible for the cost of advertising but in this area, we strive for the greatest media exposure for the least expense.

Rental properties are advertised:

  1. By the very nature of our Real Estate business
  2. Rental properties are advertised on various websites
  3. Lawn signs when necessary
  4. Referrals from other Real Estate offices who regularly recommend our service
  5. General advertising which utilizes our distinctive and well known Raven logo

Maintenance

To ensure that your property value is maintained, we provide regular and strict supervision of all maintenance services

  1. All emergency calls are dealt with 24 hours a day basis
  2. Reliable local professionals in dealing with any maintenance problems on a 24-hour basis
  3. Local suppliers and any volume discounts we obtain are passed on to owners directly.

Inspections

At the time a property is turned over to Raven Property Management a full inspection is carried out with the owner or their representative present. Further inspections are completed and recorded with each change of tenant before they occupy the space, and a final inspection is made on the day that the tenant vacates the premise. From these inspection reports, we are able to assess whether or not the tenant has fulfilled their obligation under the residential tenancy agreement. Through these inspections, we are able to keep the owner informed as to the condition of the property, and if necessary, advise of any maintenance work which may be required to maintain the value of the property.

 

Accounting

General bookkeeping duties include receiving, recording and depositing all income promptly and documenting and paying expenses previously agreed upon. These expenses will vary with each property and owner and may or may not include utilities, repairs, and maintenance, licenses, taxes, payroll, Insurance, mortgages, etc. All monies received through rent, security deposits, subsidies or other income or held in are registered trust account and administered in strict adherence to the requirements as set up by the Superintendent of Insurances. As security deposits are received they are fully documented and recorded in the manner prescribed by the Rentalsman. When a tenant vacates his/her premises, and we are satisfied that he/she has fully complied with the tenancy agreement, we shall then refund the original amount of the security deposit, plus interest. Our accounting system is tailored to provide each owner with the financial information they need, or their accountant may require.

 

Owners of single unit Residential Properties receive a monthly statement showing all revenue and disbursements. Owners of multi-unit and Commercial properties receive monthly statements, income and expense summaries updated monthly in common cost schedules, where applicable. All supporting invoices are kept on file in our office copies will be supplied upon request.

 

At the date of your fiscal year end, or December 31st, we supply the owner or their accountant, upon request, and annual income and expense statement along with supporting schedules, documents, and information necessary for easy preparation of income tax returns.

 

Summary

To summarize, we act as a mediator between Tenant, Owner, Strata Corporation, Office of the Rentalsman, and the Rent Overview Commission. We are familiar with the Residential Tenancy Act, the Strata Property Act, and the Commercial Tenancy Act. Through our affiliation with Landlord BC, the Strata Property Association of BC and our membership with Equifax Canada, we are able to utilize additional services and are kept up to date with current changes in the field. It is our Prime concern to protect the owner’s investment and to make it available to him slash her all information regarding the continued action and condition of their property.
